The property to be rented is located at ______________________________________ (hereinafter referred to as "the Premises"). The Premises is specifically a room situated in the city of ____________, State of New Mexico.

In consideration of the mutual promises herein, and in compliance with the New Mexico Owner-Resident Relations Act, the Parties agree to the following terms and conditions:

Term: The rental term shall commence on _______________, 20__, and shall terminate on _______________, 20__, unless earlier terminated in accordance with this agreement.
Rent: The Tenant agrees to pay a monthly rent of $_________, due on the first day of each month. The first month's rent is due upon signing of this agreement.
Security Deposit: A security deposit of $_________ shall be paid by the Tenant at the time of signing this agreement. The deposit will be returned to the Tenant, without interest, less any damages beyond normal wear and tear, within 30 days of the termination of this agreement.
